scope of work

UDC were appointed as client advisor following the building entering administration, supporting the new owner in understanding the requirements arising from an existing Enforcement Notice.

UDC coordinated a programme of surveys, assessments and investigations to establish the information required to progress the notice. this included compartmentation surveys, fire door surveys, fire risk assessments and a Fire Risk Appraisal of External Walls (FRAEW), alongside testing and commissioning where further information was required.

the findings from these investigations were used to develop RIBA Stage 1 and Stage 2 feasibility studies, providing a clear basis for identifying the works required and supporting the development of a suitable fire strategy for the building.

challenges faced

one of the key challenges was establishing a clear understanding of the existing building and the information required in responding to the Enforcement Notice. UDC coordinated a range of specialist surveys and investigations to build a comprehensive picture of the building and inform the next stages of work.

as the building remained occupied throughout the process, the programme also had to be carefully planned and coordinated to minimise disruption to residents.

the Enforcement Notice had a limited period remaining when UDC were appointed, creating a tight timeframe in which to coordinate the necessary investigations and initial works.

outcome

UDC successfully coordinated the surveys, assessments and investigations required to support the client in responding to the Enforcement Notice and establishing a clear route forward.

with the Enforcement Notice approaching its expiry, UDC helped coordinate the necessary works to satisfy the local fire authority that it was appropriate to agree an extension, giving the client additional time to progress the remedials arising out of the various surveys undertaken.

the RIBA Stage 1 and Stage 2 feasibility studies have provided a clear basis for progressing the remedial works necessary and facilitating the appropriate specialists in developing a suitable fire strategy for the building.
