scope of work


UDC provided a full consultancy service for the replacement of heating pipework and radiators throughout Burnage Health Centre as part of NHS Property Services' 2025/26 Capital Programme.


the existing heating system had previously undergone a boiler upgrade; however, the new boilers had been connected to the original heating distribution system, resulting in overheating throughout the building and limited control over heat distribution. the project was designed to future-proof the health centre's heating infrastructure and improve overall efficiency.


the works involved the removal and replacement of existing pipework and radiators, along with associated boxing and making good works. the new system was designed to operate at a lower flow temperature of approximately 50°C, reducing energy consumption and preparing the building for future low-carbon heating technologies.


to minimise disruption to the live healthcare environment, the project was delivered over four phases. this allowed areas of the building to remain operational whilst works progressed, with pipework replaced, radiators upgraded and all finishes reinstated upon completion of each phase.

challenges faced


as the health centre remained fully operational throughout the project, all works were carried out outside normal working hours. this required careful planning and co-ordination to ensure disruption to staff, patients and clinical services was kept to a minimum.


as works were undertaken out of hours, it was essential that each area was left clean, safe and fully operational at the end of every shift, ensuring clinic rooms were available for use the following day. the phased approach helped maintain access across the building whilst enabling the contractor to complete the extensive heating upgrades efficiently.

outcome


the project was successfully completed within the 12-week programme and delivered on schedule. the new heating system has resolved the previous overheating issues and provides improved control over heat distribution across the health centre. by reducing the system operating temperature to approximately 50°C, the building now benefits from improved energy efficiency and a heating infrastructure that is better suited to future low-carbon technologies.


the phased, out-of-hours delivery ensured that healthcare services continued without interruption, resulting in a modern, efficient and future-ready heating system for staff and patients.
