scope of work


UDC was appointed as full-service consultants by NHS Property Services to deliver backlog maintenance works at Avondale Health Centre as part of the 2025/26 Capital Programme.


the project focused on improving fire safety, ventilation and staff comfort within the health centre, whilst ensuring minimal disruption to day-to-day operations.


works included the replacement of the existing fire alarm system throughout the building, together with the installation of a new air conditioning unit within the reception office to enhance comfort for staff and patients.


to improve ventilation within the patient waiting area, two existing rooflights were replaced with windcatcher units designed to introduce fresh air into the space and improve internal environmental conditions. the project was delivered within a live healthcare environment, with the majority of works undertaken out of hours to minimise disruption to staff and patients.

challenges faced


the main challenge on the project related to the installation of the windcatcher units. due to the weight of the proposed system and the construction of the existing roof, a structural survey was required to confirm that the roof could safely accommodate the new installation.



in addition, the works were carried out within a live health centre, requiring careful planning and out-of-hours working to ensure services could continue operating safely throughout the project.

outcome


the project was successfully completed on time, delivering improvements to fire safety, ventilation and staff comfort across the health centre.


the completed works have improved safety, ventilation and internal environmental conditions throughout the building, creating a more comfortable environment for both staff and patients. careful co-ordination of the structural requirements associated with the windcatcher installation helped ensure the project was delivered successfully and to the satisfaction of NHS Property Services.
